In monthly terms, the cost of the capital's new buildings increased by 2.5%. As explained by TASS analysts, the rise in prices is primarily due to the fact that the fastest buy up the most budget apartments and apartments, as well as a decrease in the supply of comfort class in the city.
In business class, the average cost of the lot in annual terms increased by 13.2%, to 38.6 million rubles, in the elite segment - by 6.7%, to 381.7 million rubles. In the premium segment, the price of the object fell by 1.7% year-on-year to 115.8 million rubles.
According to CIAN, the volume of exposition of apartments in the primary market in large Russian cities for the year decreased by 6.2%. This was due to a 13.3-16.4% drop in development activity for new projects, following a 15% drop in demand. Under these conditions, developers have almost no opportunity to raise prices for new buildings.
