Issuance of mortgage loans in September increased by 1.6 times

In September, the volume of mortgage issuance reached 608.5 billion rubles, an increase of 1.6 times compared to the August figure, according to Frank RG. This is a record result since the beginning of the year and the second largest figure since the beginning of 2025.

In September, the volume of mortgage issuance reached 608.5 billion rubles, an increase of 1.6 times compared to the August figure, according to Frank RG. This is a record result since the beginning of the year and the second largest figure since the beginning of 2025. In December last year, the volume of mortgage loans amounted to almost 803 billion rubles.

The September result could be supported by delayed demand before the change in the conditions of the family mortgage from October 1. Market participants expected the growth of issuances under the preferential program in anticipation of the new rules. According to Frank RG, in September, preferential mortgages accounted for about 75% of the volume of issued housing loans. A significant part of September demand was formed by the largest banks: Sberbank for the month issued a family mortgage 302.8 billion rubles, VTB — almost 23 billion rubles.

In other segments, a slight decline in issuances was recorded in September. Cash loans decreased by 0.3%, to 515.4 billion rubles, car loans - by 2.1%, to 179.2 billion rubles, pos-loans - by 3.2%, to 23.1 billion rubles.
