Many are convinced that their apartment is exclusively personal territory, but they overlook an important fact: the facade, staircases and basements belong to common property. Violation of this rule is fraught with lawsuits from neighbors and forced dismantling of structures.
Air conditioning only by agreement
It is impossible to simply hang an external split system unit or a satellite dish on the wall. The law requires a general meeting of owners and a minimum of 2/3 votes in favor. Unauthorized installation gives neighbors the legal right through the court to order you to remove everything and restore the facade.
The facade and basement are not your personal property
Decided to rent the basement or place an advertising banner? A qualified majority will be required again. Critical point: the protocol of the meeting should be loaded into the GIS housing and communal services system strictly within 10 days. Without this official record, the decision is easy to challenge and invalidate.
Change of management company – the process is slow
To terminate the contract with the UK at the request of one dissatisfied tenant will not work. Agreements are usually concluded for a period of 1 to 5 years. Early rupture is possible only in case of gross violations of conditions on the part of the company or in the transition to a new form of management (for example, the creation of a HOA).
