In the third quarter of 2026, prices for new buildings in Saratov continued to grow. This is reported by analysts of the federal portal “World of apartments”. Despite high mortgage rates, the average cost of an apartment in a new house in the regional center reached 7 million rubles.
In three months, this figure increased by 9%. The cost per square meter also added 8.3%. The market situation remains difficult for both developers and buyers. Mortgages do not decrease and, accordingly, housing prices do not decrease.
This trend is common in most regions of Russia. Of the 70 cities analyzed by experts, housing has risen in price in 61. On average in the country, a square meter added to the price of 4.2% and now costs 166,905 rubles. The leader in the growth of prices for apartments are Sochi, Kirov and Makhachkala, where the growth exceeded 12%.
Price reduction was recorded only in nine cities, including Grozny, Cherepovets and Samara. At the same time, the total cost of the average lot in Russia increased by 3.5%, reaching 8.64 million rubles. Large markets set the general tone: an apartment in Moscow rose to 27.1 million rubles, in the suburbs – up to 11.3 million, and in St. Petersburg – up to 14.4 million rubles.
Experts do not expect a quick decline in housing.
