In Samara plan to demolish 11 houses near the Telecenter for new development of 4.83 hectares

The Ministry of Urban Development of the Samara Region has prepared a draft order on the integrated development of the territory in the Oktyabrsky district.

Large-scale reconstruction will cover a plot of 4.83 hectares within the boundaries of Gastello, Tikhvinskaya, Soviet Army and Moscow Highway streets, located in close proximity to the Telecenter. The implementation of the ambitious plan is designed for exactly seven years from the date of signing the relevant agreement.

The investor will be obliged to settle and demolish eleven apartment buildings at the following addresses: Tikhvinskaya 13, 15, 19, 21, 23, 25, 27, Gastello 18, 20, 22 and Training Lane 20.

The demolition also includes a garage on Tikhvinskaya, 25, a boiler room on the Soviet Army, 204a and an auxiliary building on Tikhvinskaya, 15a. The process of resettlement of emergency housing in this quarter is already partially underway.

In the liberated space, it is allowed to build high-rise residential complexes, administrative buildings, polyclinics, schools and sports facilities.

The maximum height of future structures is limited to 75 meters, and the maximum percentage of development of the site will be 10 percent, although with approved documentation this figure can rise to 40 percent. The minimum level of greening of the territory is strictly fixed at the level of 10 to 15 percent.

The non-profit organization “Integrated Spatial Development of the Samara Region” has already developed a master plan involving the construction of eight residential buildings with a height of 9 to 19 floors.

The project also includes nine non-residential facilities, including a kindergarten, a medical facility and a children’s art center.

The name of the future developer has not yet been disclosed, but all architectural solutions are subject to mandatory coordination with the regional Ministry of Education, 63.ru reports.
