Pink stairs and a mirror in the elevator: visited an exemplary entrance in Leninsky

On the advice of friends
The planned renovation of the entrance was in 2024, after the completion of the overhaul of the nine-story building. However, it looks as if the work was completed recently. Everything is done qualitatively - from painting walls to laying tiles. Professional approach and thoughtful design were appreciated not only at the local level - in ZhEU No. 2 and housing and communal services of the Leninsky district, but also in the Minsk City Housing, which annually holds a review contest "Exemplary Entrance".
- Even before the meeting, where they told about the types of work, we were shown an estimate. We decided to make repairs on our own, shared the main initiator Nelly Babkova. - Notified the JEU. The case helped to determine: I met a friend from the neighboring quarter, privateers put in order their entrance. I liked it and got the contacts of the repair company. I asked our residents to do the same. They found out the prices - they arranged us. Coordinated the order of work, color of paint, other details. We made a deal. The repair began in the autumn of 2024 and by the New Year it was completed.
Sergey Sidoreyko, Deputy Director of ZhEU No. 2 of the Leninsky District, noted that in addition to the mandatory types of work listed in the defective act, citizens wished to perform additional ones. In particular, tiling. There were no such masters in the housing service. For this reason, contacting a specialized organization is a justified choice. According to the legislation, the repair of the entrance is fully paid by the owners (tenants) of residential premises. Therefore, they have the right to choose a suitable option based on financial capabilities and aesthetic preferences.
Parade minimalism
At the entrance to the entrance, attention was paid to areas of ceramic tiles (during the construction of the house was not provided). She paved the floor from the threshold to the elevator, the steps on the first floor, interstory platforms, some fragments of walls - in the vestibule, near the elevator. Somewhere the tile was laid a long time ago, replaced only the squares that had defects, selecting them by color. But on most surfaces, it's new.
- We bought it ourselves on stock. Some residents also had leftovers. They tried to make the surfaces covered with paint and lined with tiles look harmonious. The remaining materials – plaster, paint, primer – were purchased by employees, and then provided checks, Babkova said.
The interviewee admitted that she herself worked as a master. On the first floor, the upper part of the stairs, painted pink with dot ornaments, and the lower, in a light gray range, is demarcated by a strip of small rectangular pieces of tiles. They were laid by N. Babkova, completing the process with a fug.
Residents also replaced mailboxes, hung a mirror in the elevator cabin. The concept of minimalism was adhered to: no paintings, no vases with flowers on the walls or interstoried areas. However, there are several plants on the upper levels - they were placed on the loading valves of a long-canned garbage pipeline.
Price and quality
For the calculated ZhEU estimate, the repair of the entrance would cost about 15,000 BYN. This does not include the cost of buying, laying tiles and other additional work, but with significant overhead. By choosing an alternative option, citizens met 14,300 BYN. Moreover, the amount was divided not in proportion to the square footage of residential premises, as is practiced by housing services, but in equal shares between 52 apartments - for each 275 BYN. Moreover, the money was paid in three stages as the work was completed, which was carried out for almost three months. It turned out like in installments, which was offered by JEU. Some owners were asked to conduct a cosmetic marathon in their tambours - for a fee.
“Half of the entrances in this house were repaired by residents, the rest by the ZhEU brigades,” S. Sidoreyko noted. When this issue is discussed at meetings, there are many people who want to choose the first option, but as a result, some owners refuse it. The main reason is that there are no organizers who are ready to take responsibility, enlist the support of others, find reliable performers. There may be disagreements on payment – someone does not want to participate in the financing or contributes only a small part. When performing repairs to the ZhEU, this position will not work: the amount is paid into the notice for payment of the utility. At the same time, as can be seen on the example of this entrance, if there is a smart initiator and residents unite around it, then they manage not only to save, but also to qualitatively, creatively equip the space behind their apartments.

- 2.2nd place - entrance number 2 on the ave. Rokossovsky, 105 (Leninsky);
- 3.3rd place - entrance number 9 on the street. Rafieva, 25, p. 1 (Moscow).
Among the criteria by which the entrances submitted to the competition were evaluated were the participation of residents in restoring order and improvement, the use of modern methods of interior design and originality of design, technical and sanitary condition.
