According to the current statistics of the Unified Register of Developers, the cost per square meter in Karelian new buildings in August 2026 increased by 6.4%. In parallel, there is a trend for enlargement of residential areas: in September, the average square footage of the apartment was 50.2 square meters. m, which is 0.9% more than a year earlier.
The scale of development in the region shows a significant increase: the current volume of housing under construction reached 225.8 thousand square meters, showing a jump of 62.1% for the year. However, the rate of commissioning of facilities has slowed down – over the past 12 months, developers have averaged 8.8 thousand square meters per month, which is 22.7% lower than last year’s values. The share of professional developers in the total volume of housing commissioned decreased to 33.5% (minus 3.6 percentage points).
The mortgage sector also shows activity: in July 2026, 115 loans for the purchase of housing under DDU were issued, which is 38.6% more than in the same period of 2025. At the same time, the average rate on such loans rose to 8%, adding 1.89 p.p. In total, in August, 370 mortgage loans were issued in the republic for a total amount of more than 1.1 billion rubles.
