Since July 1, due to changes in Russian legislation (No. 133-FZ), it is possible to use biometrics when making real estate agreements, that is, submit documents through the Unified Biometric System.

The EBS is known to operate without personal information, including name and passport details. Amendments to the law allow Russians when conducting a digital transaction not to make a special mark in the USRN that allows registration on the basis of electronic documents. To do this, you need to sign documents with a strengthened qualified electronic signature and confirm through the EBS the identity of the right holder of real estate.

According to the head of the regional department of Rosreestr Maria Demyanenko,

“the application of biometrics in real estate transactions is a tool that allows the identity of the applicant to be identified with high accuracy. This eliminates the risk of fraud by third parties and increases trust in digital services.”.

To register through biometrics, you need to contact any bank branch convenient for Kaludians, MFC or communication salon connected to the EBS. The list is on the portal of public services. The new status will appear no later than five days.

Biometrics are valid for five years and electronic signatures are valid for one year.

To conduct a real estate transaction through the EBS, all participants of individuals must have a confirmed biometrics. With the participation of legal entities, biometrics are not required.

The algorithm of use is simple: you need to apply for public services, pass a survey on the transaction, confirm the identity, download documents, sign and send to Rosresstr.
