Experts have calculated how for eight months of 2026 changed the amount of overdue mortgage debt for secondary housing.

In the Penza region, the volume of overdue mortgage debt for secondary housing for eight months of 2026 increased by 36%. In terms of growth rates, the region entered the top three leaders of the Volga Federal District.

By September 1, 2026, the volume of defaults on mortgage loans in the secondary housing market in the Penza region reached 941 million rubles. This writes RBC with reference to the data of the collection agency “Debt consultant”.

Despite the significant growth, Penza region remains among the regions of the Volga Federal District with the least amount of overdue debt. Smaller figures were recorded only in Mordovia (468 million rubles) and Mari El (516 million rubles).

In total, in the Volga Federal District, the volume of defaults on mortgages for secondary housing reached 39.2 billion rubles, an increase from the beginning of the year by 30%. The highest growth rates were noted in Bashkiria and Udmurtia (37%), as well as in the Penza region (36%). The smallest increase was registered in the Kirov region - 23%.

In terms of the total amount of overdue debt in the district, Bashkiria (8.4 billion rubles), Tatarstan (7.5 billion rubles) and the Samara region (4.2 billion rubles) are leading.

In general, by September 1, the volume of overdue mortgage debt in the secondary market reached 244.4 billion rubles. For eight months, the indicator increased by 29%, or 54.5 billion rubles. The statistics take into account payments overdue by more than 90 days.

According to the Director General of the Agency Denis Aksenov, such rates of debt growth are of serious concern. If we proceed from the average cost per square meter in the secondary housing market of 209 thousand rubles and the area of a typical apartment of 40 square meters. meters, we can assume that every month in Russia stop making mortgage payments about 813 families.

As a result, the situation in the Penza region is ambiguous. On the one hand, the region retains a relatively favorable position against the background of other subjects of the Volga Federal District, on the other hand, the rapid increase in debt indicates growing difficulties with repayment of housing loans. If this trend continues, the problem of mortgage defaults may become more noticeable for the region.
