The fact that in the heart of Sukharevo, instead of a vast wasteland, a large quarter will appear, began to talk in 2019. But an active construction process on the so-called Glider Mountain was not observed until recently. And the playground came alive. Moreover, the construction of the complex within the boundaries of M. Goretsky and Yankovsky St. began not with residential high-rises, but with a multi-storey parking complex shape, the facades of which are decorated with metal inclined lamellae. In the polyhedron-stylobate there is a place not only for cars, but also for a store, a cash register and a full-fledged cafe for 60 seats. Therefore, the first project declaration, posted in the newspaper “Zvyazda”, does not appear apartments, but commercial premises. By the way, why did the new quarter start with a five-level parking lot?
- The fact is that the regulatory period for its construction is 24 months. That is, the parking will be ready approximately by the end of 2028 – just in time when it is planned to complete four houses of the first stage, said Fyodor Shavliuk, the head of the MAPID UCC. It is important that the deadlines for the delivery of these objects coincide, because apartments in new buildings will be sold in a complex with a car seat. Therefore, the number of apartments and cars in the parking lot is the same.
Thus, homeowners in the new quarter do not have to worry about where to leave the car overnight. And in order to make the purchase of "two in one" more affordable, it was decided to design the most massive series of recent years - M464-U1. Today there are more than 30 of its variants with different layout of apartments. In modern versions of such houses, the entrance to the entrance is equipped from ground level, without high steps, inside there are spacious tambours, passage elevators, French balconies and panoramic glass in the floor.
According to a similar scenario, the construction of objects of the second stage of the residential quarter will unfold. Work on the site will start again with the construction of a parking lot, then smoothly move to three ten-storey buildings. Most likely, their creation will begin only in 2028, since design work is scheduled for next year. Accommodation here will also be offered to everyone and under the same conditions as in the first four houses. But eight subsequent skyscrapers are still listed in the permits as housing for citizens registered in need of improved housing conditions. According to the design decisions, these buildings will form a kind of fan composition. This location will allow you to organize a comfortable interior space and create more isolated courtyard areas.
- In total, 15 residential buildings are planned to be built on the Glider Mountain, designed approximately for 1,624 apartments. Their total area will be approximately 112 thousand square meters. At the same time, the total building area will exceed 16 hectares, said F. Shavliuk.
He also explained why MAPID was in no hurry with the large-scale development of this territory in Sukharyovo. The main reason was a specific and complex soil. The project initially provides for a longer and more time-consuming stage of the zero cycle than on standard urban sites.
- Accordingly, the earthworks themselves, taking into account the specifics of the site, suggest some difficulties. We were ready for this, assured the head of the UCS of JSC “MAPID”. In addition to parking lots and residential high-rises, a modern school for 780 students, a kindergarten for 230 pupils and a medical outpatient clinic were designed in the new quarter. The customer for these facilities has not yet been determined.
The empty territory, which for many years was used exclusively for technical purposes - for storage of soil taken out during the laying of underground subway tunnels, will be developed and will change the architectural appearance of the western part of Minsk beyond recognition.
