In Tula, the average cost of long-term apartment rental in September 2026 amounted to 31.6 thousand rubles per month. Over the year, the rate decreased by 9%, and the choice of housing for tenants increased by 49%, such data “MK in Tula” leads the analytical center “Avito Real Estate”.
Compared to the beginning of summer, interest in one-bedroom apartments in Tula increased by 14%. At the same time, the overall activity of users of the platform in September remained at the same level compared to June.
It is noteworthy that, according to researchers, over the year, the demand for long-term rentals in the city increased by 3%. At the same time, there were almost one and a half times more announcements on the delivery of apartments on the site. The share of offers directly from owners reached 52% of the total.
In this light, the head of the category of long-term rental "Avito Real Estate" Konstantin Kamenev explained the expansion of the choice by several factors. Apartments in newly leased houses are entering the market, including those purchased for investment. In addition, the offer is replenished with housing that used to be empty, and apartments of former tenants who decided to buy their own housing. According to the expert, a large number of options allows people to compare apartments by location, condition and price, and owners have to compete more actively for tenants not only the cost, but also the quality of housing and rental conditions.
Earlier, MK in Tula told what options for buying the first apartment are available to young residents of the Tula region. Expert Zubik drew attention to a family mortgage, which not all buyers can use. Among the alternatives, he called developer programs with reduced rates and installments. At the same time, Tulyaks were advised to assess the full cost of the apartment and the terms of the transaction, and not focus solely on the size of the monthly payment.
