In the Rostov region changed the order of purchase of land under private houses

In the Rostov region approved new rules for the sale of state land to owners of buildings located on it. This decision was adopted on October 12.

Now property owners will be able to buy plots without bidding at established rates. Their size depends on the purpose of the land.

The main price will be half of the cadastral value of the site. However, for land intended for private houses, gardening, personal subsidiary farming in settlements and own garages, the rate is 10%. It also applies to areas under blocked buildings.

Land under certain industrial facilities, citizens and companies will be able to purchase for 30% of the cadastral value.

If several permitted uses are indicated at the site, the one at which the cost will be the highest will be chosen for calculation. When a property is owned by several people, the price of the land will be distributed in proportion to their shares, unless otherwise stated.

Before the changes, the redemption value was determined on the basis of a 17-fold land tax rate.

Minister of Property and Land Relations of the region Kirill Baranchuk noted that the new rules are designed to make calculations more transparent and clear.
