In September, residents of the Kaliningrad region were twice as likely to issue a preferential mortgage. This was reported to RBC.
During the month, banks issued 614 such loans (307 in August) for a total of 3.45 billion rubles. The average loan amounted to 5.6 million rubles. The reason for the hype is the new rules, which came into force on October 1. People tried to get a mortgage on the old terms. From October 1, the rate and maximum loan amount in the Family Mortgage depend on the number of children (provided that at least one child is not seven years old).
For regions other than Moscow, Moscow region, St. Petersburg and Leningrad region, the following conditions apply:
one child - a rate of 10%, a loan of up to 6 million rubles;
two children – 8%, up to 8 million rubles;
• three children – 6%, up to 10 million rubles;
four children – 4%, up to 10 million rubles;
five or more children – 2%, up to 10 million rubles.
Also, the maximum period for which a preferential rate is given was reduced from 30 to 15 years.
Exception: If a family builds a private home, the rate remains 6% for any number of children. Because of this, buyers are now increasingly switching to individual housing construction.
Across Russia in September was also a record: issued 70.3 thousand preferential mortgages totaling 430.7 billion rubles. The average loan in the country amounted to 6.1 million rubles for a period of about 27.5 years.
Earlier we wrote that the Kaliningrad region took 30th place in the rating for the development of mortgages.
