Realtors: the average cost per square meter of housing in Minsk in September showed moderate growth

September in the residential real estate market of Minsk showed multidirectional dynamics - the number of transactions increased, and the average cost per square meter, although continued to grow, but the pace was moderate. The relevant information is given in its analytical report by the capital company Avangard Real Estate, writes sb.by.

- At the end of September, 999 transactions of purchase and sale of apartments were registered in Minsk - 1.9 percent more than in August of this year, when 980 transactions were concluded. Compared to September 2025, the dynamics remains negative: then 1,240 transactions were registered on the market, which is 19.4 more than in September 2026.
According to realtors, the average cost per square meter of capital housing in September reached $2,330 in equivalent, adding to the August figure of $ 8, or 0.3 percent. If we compare with September 2025, when the average price was $1,855 per 1 square meter, the cost of the “square” increased by $ 475, or 25.6 percent.
In September, the highest cost per square meter traditionally fell on 1-room apartments. The average price in this segment was $2,530 per 1 square meter, an increase of 1 percent compared to August. In the segment of 2-room apartments, the cost per square meter was $2,234 per 1 sq. m. Compared to the previous month, the indicator decreased by 0.5 percent. 3-bedroom apartments also showed a slight decrease in value. In September, the average price per square meter was 2042 dollars, which is 0.8 percent lower than the August value. The most noticeable decrease was recorded among 4-room apartments. The cost per square meter fell to $ 1936 per 1 square meter, showing a decrease of 4.7 percent compared to August.
- Thus, the September real estate market of Minsk has maintained a relatively stable price dynamics, the experts concluded. The average cost per square meter continued to grow, but within individual segments there were changes in different directions. At the same time, the increase in the number of transactions indicates an increase in market activity compared to August. The share of 1-bedroom apartments last month accounted for 47 percent of all transactions registered in Minsk.
