In Penza has risen in price square meter in new buildings, but apartments have become cheaper

Many people dream of owning an apartment, but real estate prices are often forced to postpone the purchase indefinitely. Especially in situations where housing costs continue to rise. Experts found out how prices changed for the third quarter of 2026 and what is happening to them in Penza.

Specialists of the portal "World Quarter" analyzed the dynamics of prices for new buildings in 70 cities of Russia in the third quarter of 2026.

According to the results of the study, from July to September, the average cost per square meter in Penza new buildings increased by 2% and reached 112,029 rubles. According to this indicator, Penza took 67th place.

At the same time, the average cost of an apartment in a new building for the same period decreased by 0.9%, amounting to 6,283,930 rubles. As a result, Penza was among the 17 cities where the average price of housing fell in the quarter.

For comparison, in Saratov, the square meter rose by 8.3%, to 125,748 rubles, and the average cost of an apartment increased by 9%, to 7.02 million rubles. In Saransk, the price of the “square” practically did not change, increasing by 0.3% to 127,779 rubles. At the same time, apartments fell by 1.2%, to 7.09 million rubles.

In general, in Russia, new buildings continued to rise. Of the 70 cities studied, the increase in the cost per square meter was recorded in 61, a decrease in only nine. On average, the price of “square” increased by 4.2%, reaching 166,905 rubles.

The most noticeable rise in price per square meter occurred in Sochi (+14.2%), Kirov (+12.7%) and Makhachkala (+12.3%). The most significant decrease was noted in Grozny (-10.6%), Cherepovets (-3.8%) and Yakutsk (-2.8%).

The average cost of an apartment in a new building in all the cities studied increased by 3.5%, to 8.64 million rubles.

General Director of the portal “World Quarter” Pavel Lutsenko notes that the demand for new buildings remains low. Over the quarter, the number of offers in the portal database increased by 23%. At the same time, developers are forced to raise prices to compensate for the growing costs of construction materials, work and loan maintenance. Buyers are trying to find more profitable options, including individual discounts and offers with additional bonuses.

For Penza residents who are thinking about buying an apartment, such dynamics can be an occasion to take a closer look at the offers on the market of new buildings.
