September in the capital real estate market passed without sharp jumps, but was rich in remarkable numbers. The number of transactions increased slightly, the average cost per square meter continued to increase, and the price of the most expensive “square” in one of the capital’s apartments exceeded 6.4 thousand dollars. For the year, plus 25.6% of the price

- In September 2026, 999 transactions of apartment purchase and sale were registered in Minsk. This is 1.9% more than in August, when 980 transactions were concluded. At the same time, compared to September last year, activity decreased: then 1,240 transactions were registered, that is, by 19.4% more, said Ekaterina Blagush, a realtor.

Important: Statistics do not take into account transactions with shares and rooms. In addition, part of the September contracts at the time of data preparation is still under registration.

The average cost per square meter of housing in Minsk in September reached $2,330. Over the month, the indicator increased by $ 8, or 0.3%. Annual growth was much more noticeable. In September 2025, the average price was $1,855 per square meter. Thus, over the year, the “square” rose by $ 475, or 25.6%.

At the same time, within individual market segments, prices changed in different directions.

One-room apartments have risen in price, four-room apartments have become cheaper

The highest cost per square meter in September traditionally fell on one-room apartments. The average price was $2,530 per square meter, up 1% from August.

In other segments, the indicator decreased. In two-bedroom apartments, the cost of a “square” amounted to $2,234, losing 0.5% over the month. In three-room — 2 042 dollars, which is 0.8% less than the August value.

- The most noticeable decrease was recorded in the segment of four-room apartments. Here, the average cost per square meter fell to $ 1,936 - 4.7% lower than a month earlier, the expert explained.

Almost half of all transactions in September fell on one-bedroom apartments - 47%. Recall that this category also includes new apartments of any area in which the developer has not made internal partitions.

How much is the most expensive apartment of the month

The most expensive apartment in September by total cost was an object in the DEPO residential complex on the street. Kiseleva, 6J. The area of the apartment is 211 square meters. m, and the transaction amount reached 665 thousand dollars. The cost per square meter was $ 3,154.
