The State Property Committee reminded why it is important to trust the valuation of property to qualified specialists, and explained how to act if there are doubts in the report. This sb.by reported in the press service of the Ministry.

The committee informed:
- Independent assessment of the value of property is necessary for transactions, insurance, investment and settlement of property disputes. On its accuracy and objectivity depends the possibility of avoiding controversy and litigation. In Belarus, evaluation is carried out only by performers, information about which is contained in the Register of Executors of Independent Assessment. The State Property Committee carries out certification of appraisers and maintains the State Register of Appraisers.
If the customer doubts the report, he has the right to request explanations from the appraiser, demand to eliminate shortcomings, order a re-evaluation or examination of the reliability of the independent assessment, and also apply to the court. During the examination, violations of legal requirements, unreasonableness of the approaches applied or unreliability of the final cost may be revealed. The result of the assessment may be recognized by the court as unreliable at the request of the customer or other interested person.
The department recalled that the appraiser is obliged to faithfully perform professional duties and comply with the requirements of the law. Violation of the rules of evaluation activities entails administrative liability, including in the form of a fine. In addition, the performer of the evaluation is responsible for losses caused as a result of violations during the assessment. Losses are compensated in accordance with the law and the terms of the contract.
The State Property Committee recommends checking the credentials and certification of a specialist before the transaction, requesting explanations and documents from the appraiser. If there are grounds, you can send a request to correct the report, order an examination of the reliability of the assessment or a second assessment. If necessary, your rights and interests can be defended in court.
