Volgograd explained what is considered a common property in an apartment building
It is important for apartment owners to clearly understand what belongs to the common property of an apartment building, since it belongs to the owners of premises on the right of common equity ownership and directly affects both the comfort and safety of living, and the amount of payment for the maintenance of the house

According to the specialists of the State Housing Supervision Inspectorate for the Volgograd region, according to Article 36 of the Housing Code of the Russian Federation and the Decree of the Government of the Russian Federation No. 491, the common property includes elements of a building and territory intended for servicing more than one room.
These are stairs and staircases, elevators and elevator shafts, corridors, attics, technical floors and basements, roof, facade, bearing and non-bearing structures of the house, including balcony slabs.
The common property also includes engineering equipment serving more than one room: risers, electric shields and household metering devices.
In addition, it includes a land plot on which the house is located, with elements of landscaping and landscaping, children's and sports grounds, if this plot is formed and put on cadastral registration.
At the same time, the area of responsibility of the owner of the apartment includes interior equipment and communications, including plumbing, electrical wiring and engineering equipment located after the disconnecting device, as well as individual metering devices - taking into account the rules for delimitation of responsibility established by law.
It is important to remember that the share of the owner in the common property is proportional to the total area of the premises owned by him and cannot be sold or donated separately from him.
Decisions on the use of common property, for example, to lease it, are taken at a general meeting of owners. To make a decision on the transfer of common property for use, as a rule, at least 2/3 of the votes of the total number of votes of the owners of premises in an apartment building are required.
To get detailed information about the composition of the common property of a particular house, tenants can study the contract of management of an apartment building and use the information posted in the GIS of housing and communal services.
