Uniform property tax in Belarus 2026: how to check the amount payable for an apartment, cottage and car
All about the single property tax in Belarus 2026: payment terms, new rules, ways to check the amount and benefits for different categories of citizens. Up-to-date information for payers.

Every year in September, Belarusians begin to receive notifications from the tax office – and every year some owners of apartments, cottages and cars postpone the inspection to the last. In 2026, the deadline for payment of a single property payment is November 15, but since this date falls on a Sunday, in fact, you need to pay until November 16 inclusive. We understand what has changed, how to check your amount in two minutes and what will happen if you do not pay on time.
What is a single property payment and what is included in it
Strictly speaking, there is no single property tax as a separate tax in Belarus. From January 1, 2024, three taxes – on real estate, land and transport – are combined into one payment. This means that if you have an apartment, a land plot and a car, you receive not three separate notifications, but one with a single amount.
Payment is received to the republican budget account at the place of registration of the payer. Payment code is 03101.
In 2026, citizens pay taxes accrued for 2025 – this procedure applies, because property taxes are calculated at the end of the past year.
What will you have to pay for
Real estate tax. Residential houses, apartments, garden houses, cottages, garages, car seats, as well as unfinished capital buildings and non-residential premises (offices, warehouses, shops) are taxed, if they belong to you on the right of ownership.
The annual rate for individuals is 0.1% of the estimated cost of the object. The estimated cost of one square meter varies depending on the settlement: in Minsk on January 1, 2025, it was 1020 rubles, in regional cities and Minsk district – 850 rubles, in other settlements – 748 rubles for a “square”.
Land tax. Payable for land plots that are owned or inherited for life.
Transportation tax. It is paid for cars, motorcycles and other vehicles registered in the traffic police. For a passenger car weighing up to 1.5 tons, the rate of 2025 is 75 rubles, for a car weighing from 1.5 to 1.75 tons - 99 rubles, from 1.75 to 2 tons - 124 rubles.

What's new in 2026
Increasing rates for large apartments and houses. From January 1, 2026, differentiated coefficients to the estimated cost per square meter for residential real estate objects of increased area were introduced. For apartments from 150 to 250 square meters. m coefficient 2 is applied, over 250 square meters. m - coefficient 3. For single-apartment residential buildings and garden houses: from 200 to 300 square meters. m - coefficient 2, over 300 square meters. m - coefficient 3. Please note that the new rules apply to the calculation of tax for 2026, and this year citizens will pay for 2025 according to the old standards.
Premium cars. In 2025, the list of luxury vehicles was adjusted. If last year about 500 cars fell under increased taxation, this year there are already about 3,000 of them. Owners of such machines will see in the notice the amount significantly higher than usual. Rates of the "usual" transport tax can be found on the website of the Ministry of Taxes and Duties. For cars that are included in the list of vehicles of increased comfort, the rate is multiplied by 10.
Electric cars. The exemption on transport tax for electric vehicles was valid until December 31, 2025 and ended. However, the tax authorities will begin to include electric cars in the notices only in 2027 – for payment for 2026 (if this benefit is not extended).

Shared property. The procedure for calculating land tax and real estate tax in respect of property acquired in joint ownership and registered with several participants has changed. Such property is taxed using a coefficient of 0.5 for each owner.
How to check the amount: three ways
Method 1. Through ERIP - the fastest
To do this, you do not need authorization on the site - it is enough to know your payer account number (UNP). The path in the Calculation system:
- 1.Settlement system - Taxes
- 2.Select a city or area at the place of residence
- 3.Select the IMS (Inspection of MNS) for your area
- 4.Select Single Property Payment (payment code 03101)
- 5.Introduce the UNP - the amount will appear automatically
If you do not know your UNP, it can be found on the MTS website in the section "Information from the State Register of Payers" - you will need the name and identification number of the passport.
Method 2. Through the personal account of the payer
On the site nalog.gov.by you need to log in - by login and password, via EDS, ID-card or mobile EDS. In the Notices section there will be an electronic notice with details for each object - you can see how much is charged for an apartment, how much for a cottage, how much for a car.
Method 3. Wait for notice by mail
Notices in paper form will be sent by the tax authorities no later than October 1, 2026 - by post to the address of registration. But the absence of a paper notice does not exempt from the obligation to pay tax – so it is better not to wait and check the amount yourself.

When and how to pay
The deadline is November 15, 2026. Since November 15 this year falls on a Sunday, the actual deadline for payment is postponed to November 16 (Monday), which is the date indicated by the MTS.
You can pay:
- 1.via ERIP - immediately after checking the amount;
- 2.through the personal account of the payer on the MTS website;
- 3.in a bank branch;
- 4.at the Belposhta office.
Payment can be made in one amount or in parts - the main thing is that by November 16 the entire amount was repaid.
What happens if you don’t pay on time
Innovation of 2026: if as of January 1, 2027, the payer will have a debt on a single property payment more than one basic value (1 base - 45 rubles), an additional value - 15% of the unpaid amount will be added to the amount. This is not a penalty, but an increase in the calculation base for subsequent accrual.
In addition, a penalty is charged for delay - it can also be checked in the ERIP or Personal Cabinet.
Who benefits
Large families are completely exempt from real estate tax and land tax in respect of all property not used in business activities. For transport tax - a 50% reduction in the rate if you have a valid driver's license.
- Pensioners, invalids of groups I and II, minors, incapacitated, conscripts, veterans - benefits for one apartment, one residential building, all garden houses, all garages, all parking spaces, one land plot for a house and all other plots (not for business).
